The first conversation is about your property, not our product. An energy audit tells you what your building needs before any capital is committed.
Every engagement begins the same way: with an energy audit of the specific building. The audit establishes what the property currently consumes, where the losses are, which systems are candidates for improvement, what the right sequence of investment looks like, and what the projected return is before any capital is committed.
The audit is not a sales process. It is a diagnostic. You receive a written report with projections, costs, and a recommended implementation sequence. You own that report regardless of what you decide to do with it.
Audit fees start at €15,000 for properties between 5,000 and 8,000 m², and €25,000 for 8,000 to 15,000 m². Bespoke pricing applies above 15,000 m². If the project proceeds, the audit fee is credited to the first year of your maintenance contract.
Talk to us directly
Both Rune and Thomas take first conversations directly.
If your question is about the property and the system – how the energy audit works, what HNordic installs and why, how the maintenance contract operates, what the installation involves for an occupied hotel – Rune is the right starting point. He has designed and operated energy systems for assets that cannot afford to fail, and the audit process comes from that experience.
If your question is about the investment – what the energy audit will do to your asset's net operating income and valuation, how the SPV structure works, what the deal looks like for a portfolio owner or an investor considering a co-investment – Thomas is the right starting point.
Technical and operational questions: the audit process, system design, what HNordic installs, how the maintenance contract works, what installation involves for an occupied hotel. Rune has run complex energy systems in environments that cannot afford to fail.
Investment and financial questions: the net operating income arithmetic, asset valuation impact, SPV structure, portfolio applications, co-investment. Thomas sees the energy system as financial architecture and has designed the deal structure accordingly.
What the first conversation covers
The audit starts with the building: type, size, age, current energy consumption, existing systems. Different property profiles produce different recommendations. We establish early whether your building is a good candidate and what the likely scope of work is.
Hotel owners come to this conversation from different starting points – some are managing for ongoing operation, some are approaching a refinancing or a sale, some are investors looking at a portfolio. The right system and the right deal structure differ depending on where you are in the asset lifecycle. We ask the questions that establish that context.
We agree what the audit will cover, what it will produce, and what it will cost before anything is commissioned. There are no surprises in the audit process and no commitment beyond the audit itself.
An audit typically takes four to six weeks from commission to delivery of the written report. We map that against your situation – refinancing timelines, disposal timelines, capital planning cycles – so the process fits your calendar.
The first step
One conversation is usually enough to establish whether an audit makes sense and what it will cover. No obligation. No commitment beyond the audit itself.
