Energy audit

The audit that changes the calculation

Hotels that audit before they invest typically find the right system is 35--45% smaller than their initial estimate. Smaller means lower capital, faster payback, and better returns.

The standard approach to hotel energy investment starts with the wrong question. "What generation capacity do I need?" assumes the demand is fixed. Most of the time, it is not. A significant portion of a hotel's energy bill comes from waste -- inefficient heating systems, lighting that runs when no one is there, unmanaged peak demand that pushes the property into a higher tariff band. Address those first, and the system you need is smaller, cheaper, and better-performing.

HNordic's energy audit is the mechanism that establishes the correct baseline. It is a structured, property-specific assessment that tells you where your energy goes, where it is wasted, and what the right sequence of improvements looks like. The audit is not a sales consultation. It does not assume you will buy anything from HNordic. It gives you an honest, documented picture of your property and a costed plan for what to do with it.

What the audit covers

The audit examines every significant dimension of your property's energy use:

Current energy bills -- analysis by tariff band, demand charges, seasonal patterns
Building fabric -- insulation, glazing, infiltration, and the heating demand they create
Heating systems -- fuel type, system age, efficiency, and compatibility with electrification
Lighting -- type, hours of use, control systems, and reduction potential
Hot water -- generation method, distribution losses, and demand profile by season
Electrical loads -- HVAC, catering, laundry, and any significant equipment
Peak demand profile -- when demand peaks occur and what creates them
Grid connection -- tariff structure, available capacity, and export potential
Rooftop and site assessment -- structural suitability, wind resource, planning context
Occupancy calendar -- the scheduling constraints for installation

The audit produces a written report with findings for each area, a recommended programme of improvements in sequence, and costed options for each phase.

Why the sequence matters

The efficiency-first sequence is not a preference. It is the financially correct order of operations.

When you reduce energy waste before sizing a generation system, three things happen. First, the demand the generation system needs to meet is lower, so the system itself is smaller. Second, a smaller, correctly sized system costs less capital to install. Third, because the efficiency improvements deliver savings from day one -- before a single turbine is commissioned -- the project's overall payback period improves.

A hotel that installs LED lighting and replaces an oil heating system before adding battery storage and generation will spend less capital on the generation assets and earn a faster return on all of it. The audit is the calculation that proves this for your specific property.

Across HNordic's hotel engagements, the average reduction in initial system size estimate after an energy audit is 35--45%. For some properties, particularly older hotels with inefficient heating systems, the reduction is greater.

What the audit costs

Audit pricing
5,000--8,000 m²€15,000
8,000--15,000 m²€25,000
Over 15,000 m²Bespoke -- contact us

The audit fee is a paid engagement. It covers two to three site visits by a qualified HNordic engineer, data analysis, report production, and a presentation of findings to you and your advisers.

If the project proceeds: when you sign a maintenance contract with HNordic following installation, the full audit fee is credited against the first year of the contract. You do not pay for the audit twice.

If the project does not proceed: the audit report and the roadmap it contains are yours. You can take them to any contractor or use them to plan your own programme. There is no obligation beyond the audit itself.

What happens after the audit

The audit report is the input to system design. HNordic uses the findings to propose the right combination of components for your property -- in the right sequence, sized correctly for the demand your property will have after efficiency improvements, not before them.

The design includes a revenue stack: the full set of financial returns available from the system -- self-consumption savings, peak demand reduction, EV charging revenue, grid export, and the longer-run impact on the property's energy certification and asset value. The payback period is calculated against the full stack, not against self-consumption alone.

From audit to system design to installation, HNordic manages the process and remains accountable for the outcome.

Who the audit is for

The audit is the right starting point for any hotel owner who is considering energy investment and wants to understand what is actually needed before committing capital. It is particularly relevant for:

Planning an exit

Hotel investors with a sale horizon

An audit-backed system improvement creates a documented, verifiable reduction in operating costs. At hotel transaction multiples of 5--7x, that reduction is worth substantially more at sale than its annual value.

Running the property

Owner-operators

The efficiency improvements typically deliver savings within weeks of completion. The audit tells you what to prioritise and in what order -- so you invest capital in the things that make the biggest difference to your monthly cost structure.
